  1. Luskin’s redevelopment project- Dec. 2023 (Original Proposal)
    1. 600-Unit apartment building
    2. Two buildings, five stories high
    3. Parking for about 1,100

Revised Proposal:

  1. 278 units.
  2. 1br and 2br ONLY. No 3 bedrooms units. This was in direct response to concerns about schools.
  3. 100% market rate. No affordability requirements.
  4. 100% surface parking, no parking garage/structure.
  5. 8,000+ SF of indoor amenity space.
  6. Pool, dog park, grill area, outdoor amenities, with view of Cromwell Valley.
  7. Luxury interior finishes.
  8. Secure building access and site safety package.
  9. Upgraded exterior façade package to resemble for sale residential consistent with the community.
  10. Stormwater is treated on site for both quality and quantity. A major difference compared to what exist today with an untreated, paved parking lot.
  11. We anticipate work to Mylander will be required by the County and it is TBD on the scope. As a reminder it is a private road from Mylander and through the Luskin site.
  12. Expected rents range from $1,800 to $3,500.
  13. The developers, Caves Valley Partners and New Castle Development Group
  14. Timeline- begin construction at the end of ’27, two years to build, 6-9 months to stabilize.
